The buyer’s agent in a normal MLS offered listings is paid a Coop commission of 2.8% - 3% of the purchase price accepted by the seller and buyer. Our preferred Buyer’s Agent, who you agree to have represent you in the purchase transaction, will rebate their entire percentage-based commission to the buyer at closing up to an agreed upon 2% of the purchase price. The Buyer’s agent craft and negotiate the purchase contract on your behalf and handle every aspect of the transaction all the way through inspection and closing. Our brokers are all experienced negotiators who keep their costs low by doing business by phone, fax and email. This efficiency lets them to focus on doing their job: negotiating the very best terms for you. What percent rebate you get back is your decision based on the Calculator on the right side of the HOME Page.
STEP ONE
Calculate how much rebate you are going to want back at closing using an “estimated” purchase price. The level of service you need and want will determine this. For example, all buyers who use our service to purchase a home listed in the MLS with a Cooperative Buyers Agent commission structure (common practice) already has the first box checked (x) giving them a 3/4 % rebate. This is $1500 based on a purchase price of $200,000. Check the next box in the calculator using our great mortgage services to finance your new home and you will receive another 3/4 % rebate giving to a total of 1 ½% rebate. Based on the previous example you would now be receiving a rebate of $3000! (1.5% x $200,000 = $3000). Finally if you have picked out the home you want to make an offer on (remember it must be MLS listed with the COOP Buyers Agent Commission) the check the final box for an additional 1/2% rebate for a total of 2%. This would give you a rebate of $4000 at close!
STEP TWO
PREQUALIFYING/PREAPPROVAL This is a very important step in determine how much home you can afford to buy. Click on “Pre-approve me now” and you will be directed to an application to determine the maximum you can qualify for. For borrowers who have already been Pre-approved and wish to bypass the step, merely fax your Pre-approval letter along with a cover sheet to 1-775-320-9616.
STEP THREE
PREVIEW LISTINGS You need to know what is active and available in you Pre-approved price range. Click on Receive Local Listings In Your Email! You will be directed to a page where you can enter all the criteria (needs & wants) you are interested in for your new home. Then at your leisure you browse through listings received in your email then on your time drive by the homes you want to take a better look at.
STEP FOUR
HOME SHOWINGS When you have narrowed done your list, it is time to inspect the ones you really deem worth looking at. We will be in touch after sending you listings in your email.
